An indicative gross yield from ONS average rents on every pick, and an Investor tag at 5.5% or more.
Listings are priced below comparable sold prices; always check tenure and condition. No promises, just the numbers and our reasoning.
New and newly reduced homes for sale in W and SW postcodes, from a licensed property-data provider.
Each asking price is compared with HM Land Registry sold prices for the same postcode district and property type, adjusted for size.
Where floor area is known, we compare £/sqft with similar homes nearby.
Price cuts and long time on the market are flagged, so you know where there's room to negotiate.
Every alert explains why it made the list, with the comparables used, so you can check the numbers yourself.
Where does the data come from? Sold prices come from HM Land Registry Price Paid Data (Open Government Licence). Listings come from a licensed data provider.
Which areas are covered? W1–W14 and SW1–SW20, which includes Marylebone, Paddington, Acton, Chiswick, Ealing, Hammersmith, Kensington, Notting Hill, Shepherd's Bush, Westminster, Chelsea, Fulham, Battersea, Clapham, Brixton, Putney, Wandsworth, Tooting, Streatham, Wimbledon and more. Other parts of London may follow.
Is this financial advice? No. Benchmarks are statistical. For the top picks we also add estimates: condition (from the listing description and photos, with a rough refurb cost), lease length and service charges where the listing states them, and an area check (schools, stations, crime, air quality, busy roads) from free official data. These are estimates, not a survey or a valuation, and can miss things. Always view the property and do your own due diligence.
